Some tenants will not care for the property as you do! Sometimes one’s best efforts to create a lovely home, find good people who appreciate it and create a positive tenant-landlord relationship, go astray. Sometimes you will take back over a property to find major damage and or neglect. We like to leave out tenants be and feel like it’s their home but at the same time, semi-annual inspections are recommended. There is no crystal ball when it comes to choosing a great tenant. We have had people that look great on paper turn out to be disasters and people that did not look so great on paper turn out to be some of the best tenants we have to date. You have to use your gut, instincts and do your best to notice red flags when choosing your tenant or tenants.
